The office building is deteriorating and there are chronic standing water issues. The owner will demolish and replace this building with something approved in their current zoning.

NO. The walls are constructed from steel-reinforced, solid poured concrete walls with brick exterior. The interior courtyard has drains to the StormTech underground stormwater system. There is a secured drive thru gated entrance on Manitou Ave for access/egress.
The setback will NOT change. There is NO request by the Sponsor to change the current setbacks. The building will be built within the property lines of the current location. There is a white picket fence currently on the property line. Anyone can see this is NOT on Ortega's curb. The setback is approximately 40' from Ortega Blvd. Then we have a 10' landscape buffer so the closest will be 50' from the curb on Ortega Blvd.

We have designed underground stormwater detention using the StormTech product. Almond Engineering will complete the design and manage its implementation. Eric Almond from Almond Engineering will attend the community meeting on Sept. 19th to present this solution and explain how it benefits the environment.
The current parking lot is underwater with every rain and takes days to empty. The new solution will eliminate standing water and minimize mosquitos.
NO. There are STRICT policies in the condo rules and regulations prohibiting anyone from working on vehicles on the premises.
The units are constructed from steel-reinforced, solid poured concrete walls. Any noise from within a unit cannot be heard outside or next door. The project is open to setting noise limitations if Ortega communicates this to us. We continue to be open to valuable conversation.
Each unit is an independently owned condominium. It's up to the owner to decide as long as they get Association approval of the applicant.
The building is 25.5’ tall, or 2 – stories. No taller than the condominiums across the street.
